Fall Festival
Hi Lakewood Friends,
With fall just around the corner, it's time to start thinking about our 3rd Annual Fall Festival!
It's always so much fun! There will be delicious food including a fish fry, games, hayrides, haunted trail, a pumpkin patch, marshmellows to roast, a cozy campfire, and a few added surprises this year! So please join us for a fun family evening!
When: Saturday, October 5
Where: Jerry and Zini's barn (located at the end of Lakewood Drive)
Time: 4-8 p.m.
RSVP...it is important that every family attending let's us know how many will be in your group so we can plan accordingly. Every child gets to pick out a pumpkin and we need to make sure that we have one for each child.
Also, please bring a camp chair for each person in your group!
Lots of families always ask what they can bring. If you would like to bring a side dish to share that would be great! This can be anything like chips, veggies, potato salad, cole slaw, cupcakes, brownies, cookies, etc.

Hello Lakewood Estates Property Owners,
Below is the water testing for Bar Lake and Beaver lake 2024. This is probably difficult for everyone to read and understand including the board. So we will give you a little information on what you should look at. The PDF below are form the health department. For us to break it down a little so everyone can understand. The test is for swimming standards for lake water, bacteria should range from 225 and under We had 6 test done they range from 1-25 which means our water is very clean and safe to swim. So after saying this we hope everyone continues to work on keeping our lake clean.

Boating - No Wake and Idle Speed Rules
Hello Lakewood Estates Property owners,
The board is sending this email out to everyone to explain what a no wake zone is. The board does understand that it is hard to determine what a no wake looks like. Please take the time to pull up the link below and it will explain what the difference is between idle speed and slow speed wake zones. Show this video to your guests or anyone who will be using your equipment. Please pay close attention to the slow speed wake zone because we are a idle speed no wake zone, So you cant make the waves shown in the slow speed.
The board just wants everyone to be conscious when boating in the no wake zone during fast boating and know when fast boating is not allowed the entire lake is ideal speed. Please know that you thinking that you are going as slow as possible is not a good answer. If you cant get your boat or jet ski to run in the the idle speed don't take it into the no wake zones. This email is being sent to help avoid anyone making a mistake, not following the state law. If by chance you cant pull it up give a board member a call to see if we can help in any way. This will also be posted on the web page so it is available all the time.

2024 New Years Letter
Hello Lakewood Community,
We would like to extend our warmest wishes for a Happy New Year to all Lakewood Property Owners!
This letter serves to provide you with an update and important informatioon regarding Lakewood. It is
our hope that you take the time to familiarize yourself with the details contained herein as they address
many questions that may arise. This letter contains: a dues coupon to be returned with your dues for
2024, Informational items regarding Lakewood, 2024 Budget and an event calendar page.
DUES
The dues for this year amount to $500. All dues’ payments are due to LEPOA on or before March 1st,
2024, with a postmark date no later than 3/1/24. Any payments received after March 1st, 2024, will be
considered late, and will incur a $50 late payment fee charged monthly until the payment is received.
Please utilize the enclosed coupon for all pertinent information to assist in making a timely dues’
payment.
VOLUNTEERS
We extend our sincerest appreciation to all the volunteers who help make Lakewood an exceptional
community. We have several events throughout the year, and many residents take part in the festivities
sponsored by LEPOA. Volunteers also helped us SAVE $32,600 by assisting with mowing, gate repairs,
and general maintenance. THANK YOU!!! Lakewood would not be what it is without our volunteers!
PROPERTY REMINDERS
Please note that if you intend to build, add, or modify a permanent structure or fixture on your
property, it must be approved by the board. This includes cement, pavement, adding an addition, a
fence, a cover, or structure. Seeking board approval is imperative to ensure that property owners do
not overlap on someone else's property line or easement. It is also critical to ensure that any changes
or additions to the property comply with all covenants & guidelines. We encourage you to contact the
board first to avoid having to redo the work or receive a fine.
SEPTIC CHECKS
The next septic check is scheduled for the year 2025. The septic checks are conducted on an odd-year
schedule to ensure that our drinking water remains clean.
VOLUNTEERS
We could use volunteers in many areas. Areas needing volunteers:
• Volunteer to oversee LEPOA architectural committee, this position would look over drawings
sent in by a property owner and make sure the plans meet all the criteria in our covenants, our
rules, and regulations. It would be helpful if this person had a background in construction.
• Volunteer to help with watering flowers in the summertime.
• Volunteer to help with bush cutting.
• Volunteer to help with the yearly water testing.
• Volunteer to help with different events each year.
If you're not involved, we would love to have you volunteer by contacting a board member!
Items Accomplished in 2023:
• Camera at Oakwood gate. This caught a delivery driver damaging the gate and they paid the
$1050 for the gate to be repaired.
• Built two sign shelters in April for Oakwood gate and Fish Hook boat ramp.
• Added stone on white oak trail at all low areas in April.
• Finished Cottonwood Trail at the hill. The road was widened, and drainage ditch was made to
stop road erosion in April.
• Added stone by bridge on Cottonwood on 4/18/23.
• Added stone on Lakewood Rd. by hill near boat ramp. This was done to help road erosion.

• Added stone by Oakwood gate for sign to allow cars to pull over.
• Installed new mailboxes 5/6/23.
• Expanded parking area on Fish Hook boat ramp. Added car stops and signs.
• Widened road and moved dock over on Beaver Lake.
• The road at Fish Hook was completed all the way. The only thing leh is to stone two pull off for
traffic.
• Drainpipes were added under the road on Lakewood Drive, then rock was added over this area
to raise the road to stop it holding water to prevent erosion.
• Stocked fish in Bar Lake this year.
• Replaced the culvert pipe under road at Bar Lake at boat ramp.
• Added rock on the shoreline of Bar Lake boat ramp, to stop road erosion and subsequently
made additional parking for cars.
Items Planned for 2024:
• Put rock on Mallard Drive.
• Our front gate entrance fund will receive $5000 this year (2024) earmarked to be saved,
bringing the total to $9440.
• Create a fund to tar and chip Cottonwood and recoat Lakewood by earmarking $5000 this year
2024. We will then have $9450 saved.
• we would love to tar and chip Cottonwood this year and that might be possible through some
private donations. If anyone would like to donate money towards the front gate or the roads
that would speed up the process to get these items accomplished. Also, a HUGE thank you to
those people that have already given donations.

Hello Lakewood Property owners,
Below is some information about our area that everyone should be aware of.
1) The board has received a couple of donations for the front gate. If anyone is interested in donating to help get this project done please contact the board. We will keep all donations separate until we receive enough to do the project.
2)The annual meeting is at Kickapoo State Park Saturday May 27th, it will be held at the Maple shelter and will start at 10 am.
3) Fast boating for Memorial Day will be on the following days May 27, 28, 29,
4) Fast boating for 4th of July will be on the following days July 1,2,3, FAST BOATING WILL NOT BE ALLOWED ON THE 4th OF JULY. This follows the new rules and regulations passed by the board to add extra fast boating days.
5) Boats, trailers, jet skies and any motorized water craft must have the new orange stickers on them. If you already have the orange stickers on they are still good for this year. Contact Bob Reno if you need stickers (708)501-8959
6) Adult fishing tournament 16 years and older is May 20, 7am until 2pm. The cost is $20 per person and must be paid by May 14th, with two winners.. All fisherman will meet at Bar Lake at 6:30 am for the tournament rules. Bar lake, Beaver Lake and Fishhook Lake are all included in this years tournament. You can fish off shore or in a boat. Please call Candy Reno with any questions or to pay the tournament fee(708 )612-9269.
7) If you plan on building anything on your property please make sure to send in all the information that the board needs for us to approve your project. You can get this information on our web site( LakewoodEstatesPOA.com)
8) The board is looking for any volunteers to cut the road side and keep the front gate looking nice at the Oakwood entrance.
The board will purchase any plants, bushes, or evergreens if any volunteers would like to plant them.
9) SEPTIC CHECKS ARE DUE THIS YEAR BY OCTOBER 31. ANYTHING RECEIVED AFTER THAT WILL BE LATESO DONT WAIT UNTIL THE LAST MINUTE.

BELOW IS IMPORTANT INFORMATION / REMINDERS,
1) SEPTIC checks are due this year 2023 and must be turned in by October 31st.
Anything received after October 31, 2023 will be considered late and the board will follow
the covenants for late fees. Your contact to send in your paper work showing
you had the system checked is Lance Holecz 217-474-7124. You can take a
picture of the receipt and text it to Lance or you can mail it to to him. Please
make sure the receipt has the name of the company, who did the
inspection and they need to be a licensed installer or inspector.
2) ANNUAL CLEAN UP date Saturday April 15th and the rain day will be Saturday
April 22nd. We will send out a notice if it is canceled due to rain. Everyone will
meet at the dumpsters at 9 AM, Please let the board know if you plan on
attending. A reminder will be sent out at the end of March.
3) BOAT STICKERS The orange stickers will be used again this year. If you
need stickers you can contact Bob Reno 708-501-8959. You can also pick
them up at the yearly meeting on Memorial Day weekend. REMEMBER you need
one sticker on the boat and two on the trailer one on each side per the instructions.
4) The activities calendar will be sent out in the next few weeks it starts out with
the adult fishing tournament on May 20 2023,
5) WATER SKIING FOR JULY 4, 2023 WEEKEND, The Days fast boating will be
allowed will be JULY 1,2,3 only then we go back to the regular days Wednesday,
Saturday, Sunday.

Yearly Packet Mailed and Dumpster Usage
Hello Lakewood Estates Property owner's,
The yearly information has been sent out today you should receive
this sometime next week. Please read everything in the letter as there is a lot of
important information. All Property owner's need to fill out the information
sheet and send it back to the treasurer. Without the correct information we
cannot keep you updated on what is going on in Lakewood. Even if there are no changes, please fill out the sheet completely.
Please, there are a lot more people using the dumpsters. It is very
important that everyone breaks down their boxes so that they are flat. Please do not fill
the boxes as it takes up too much room. If the POA receives an additional
charge because the lid won't close this cost will be passed on to the owner's
who cause this problem, please read the sign located on the gate of the dumpster.

* The December meeting has been canceled
* The dues are now $ 450.000 for 2023 and must be paid and received by the
treasurer by March 1, 2023 or it will be considered late. Raising of the dues
was voted on and passed in the October 2022 meeting. The dues will go up
$50 a year for 4 years starting in 2023

Yearly Dues Reminder
Hello Lakewood property owners,
This a reminder that the date for the yearly dues has been changed in the covenants as per voted on. This date has been changed from January 1st to March 1st, anything received after March 1st will be considered late.
With that being said, at the board meeting November 17 2022 we discussed and voted on raising the dues $50 a year for 4 years. After the discussion the board passed the raising of the dues 4-0-1. This will start in 2023, therefore the full amount of $450 will need to be paid before March 1st 2023.
All this information will be sent out in the end of the year packet in January.
Fall Festival
Our Fall Festival was a huge success! Please see the Community Gallery page for some pictures of the fun.
The weather was perfect with just a little fall crisp in the air.
We had a hayride, pumpkin patch, pumpkin carving and pumpkin painting, haunted trail, bon fire, games, entertainment by Terry Randles along with his friend Mark, and lots of delicious food!
There were about 75 people that attended and it was wonderful to have the opportunity to meet neighbors and form new friendships!
I would like to thank the Board for their support. Without all of their help, this would not have been possible! Special thanks to Jerry and Zini Sturm for offering their barn and property to hold this event. And all of those that pitched in to set up and clean up, thank you!
It definitely took a village to make this event possible and from the bottom of my heart, I thank each and everyone of you!

Hello Lakewood Property Owner's,
Our Fall Festival is only seven days away, October 8th. It will take place at Jerry & Zini Sturm's pole barn located at the end of Lakewood Dr. A Huge thank you to the Sturms for their generosity! The hours are from 4-8 PM. There will be hayrides, pumpkins for the children , carving and painting tables will be set up. If you have something to help keep the kids from getting pumpkin and paint on their clothes please bring it along. Games will be pin the nose on the pumpkin, bag games, haunted trail, bon fire, food ( hot dogs, chili ,treats ) water for all and juice box's for the kids as for the adults it is BYOB. There will also be live music from 5-7 PM by our very own Terry Randles !!!. We have large pumpkins for the kids that we already know that are coming, therefore we need to know by OCTOBER 5TH if any other children will be attending to have a sufficient number of pumpkins for all. If you already notified us of your kids you need not let us know again. Please contact us with the number of adults and children that will be coming. Please bring lawn chairs for around the fire we will provide tables and chairs to sit on in the barn.. This festival is just not for kids it is for the adults to meet neighbors and get to know everyone in Lakewood. We hope to see everyone at our first October festival.

Survey completed and approved
Hello Lakewood Estates Property Owner's,
Bud Pool and Dave Foss met with the Assistant States Attorney today at 9 AM and presented them with the new survey. The survey has been approved. Bud Pool and Dave Foss went to the recorder Office and recorded the new plat of survey. As of today we have the green light to be able to buy and sell property in Lakewood Estates and get title insurance. This has been a long drawn out process and has taken nearly two years and is finally over . If you have any issues with the title companies you can call Dave Stone at the vermilion county recorder office he will clear anything up they need. His phone number is 217-554-6041.

Election Time is Nearing!
The current LEPOA Board has asked past board members, Jennifer Ciancio & Marilyn Elrod, to perform election
duties again this year to prevent any election issues.
The term of Kim Cunningham & Lance Holecz will expire this fall.
If you wish to run for either of these three-year terms, please print the attachment here and follow the instructions. As per
the LEPOA by-laws, at least one member of our Board must be a non-resident. There is currently a non-resident
serving on the board, so this position is open to any resident (full-time, part-time, land only, etc.)
Please be aware prior to serving on the board, the positions being vacated will require 2-8 hours of work per week
(Treasurer & Vice-President). The vacancy of Treasurer comes with specific documents to be filed with the IRS and
the duties sometimes can be more than the 8 hours per week. The specific offices are chosen within the board, so
you do not run for an office, just a board position. Please consider the time commitment when deciding if you would
like to serve on the LEPOA board.
The attached form and information must be postmarked no later than August 26th, 2022.

1) The fishing tournament will be held on May 21,2022. This tournament is for owner's and family members only please.. The cost is $10 per person and it is for people 14 years and older. YOU MUST BE SIGNED UP BEFORE THE 21ST OF MAY OR YOU WILL NOT BE ELIGIBLE TO PARTICIPATE. For more information

2) We now have a book barn that is located at the front gate,this is for everyone to enjoy take a book to read and if you have a book that you are done with leave it for someone to enjoy.. We have room in the book case right now for more books and magazine if anyone wants to donate.
3) Our annual meeting is May 28, Please look at the web page it will give you all the information of the time and where it will be held. Hope to see everyone at this meeting.
4) We now have new stickers for any motorized water craft and trailers. The old stickers everyone has will no longer be valid after May 28. The board will be handing out the new stickers starting at the May meeting.

ROADWORK ON COTTONWOOD TRAIL
Hello property owner’s,
We are having a culvert pipe installed on Cottonwood Trail. This work will start tomorrow so Cottonwood will be closed until this work is done. The other section of Cottonwood that is being repaired will also start soon. This work will close the road down for a few days. Please be alert if you see equipment and use the front entrance off of Henning Rd.

SURVEY UPDATE
The new survey has been handed into the Vermilion Title Company and the Danville Tax Assessor's office. It is now up to them to accept it. Everything that we were asked of by the title company was done by both the survey team and Bud pool. We will keep you posted.

ATTENTION ALL FISHERMAN
The Adult Fishing Tournament is just around the corner! Date: Saturday, May 21, 2022 Time: 7 a.m. – 2 p.m. Place: Bar Lake and Beaver Lake only! Fish Hook Lake is not included in this tournament. Fee: $10.00 per person Type of fish: Largemouth Bass only This fishing tournament was originally intended for adults only, however, the Board has decided to include teenagers 14 years and up. So, if you have a teen that would like to fish in the tournament, they are welcome to join in! Anyone that wants to fish in this tournament will need to pre-register by May 15. The fee is $10.00 per person. There will be two prizes awarded: 1. Biggest Largemouth Bass (weight) 2. Most weight of 3 combined Largemouth Bass. The amount paid out for prizes will be determined by how many people we have fishing in this tournament. The registration fee of $10.00 per fisherman will be divided in half making up the winner’s prizes. This is a 100% pay out for prizes. Please note: This is for Lakewood Estates Property Owners and their families only! Please do not invite friends and acquaintances for this tournament. All boats must be registered in Lakewood and follow the Rules and Regulations of Lakewood Estates. You must be registered and fee paid prior to the tournament. Fisherman not pre-registered will not be allowed to participate in the tournament. There will be a weigh-in area at both Beaver Lake and Bar Lake. Please have your fish at the weigh-in area by 2 p.m. Fish must be ALIVE at weigh-in to qualify! Good Luck to Everyone! ALL PARTICIPANTS IN THIS TOURNAMENT MUST REGISTER BY MAY 15.

Annual Cleanup
Hello Lakewood Estates property owners,
Our annual clean up for our community will be April 9th at 9 AM. We will be meeting at the dumpsters. Bring gloves and anything that might help you pick up garbage. We will supply the garbage bags. If April 9th is rained out the rain date will be April 23rd same time same place. The more people we have show up means the more garbage we can be clean up. If you can help please respond and let us know. If you decide at the last minute you can help and haven’t responded just show up.

Mushroom Picking and Respecting Property Owners
Hello Lakewood estates property owners,
It is getting close to that time of year for mushroom picking. We want to make sure everyone knows that you can’t mushroom hunt on anyone’s property but your own unless you have received permission from that owner. If you have guests that will be mushroom picking on your property please make sure they know not to go on anyone else’s property without permission. Last year we had people trespassing on other property wearing a mask so they couldn’t be seen and we do not want anyone getting hurt.

2022 Monthly Board Meeting Dates
These are the annual board meeting dates for 2022. The meetings are held at a location that cannot accommodate any guests, this saves the association a cost for renting a space . If owner's would like to attend any of the following meetings they must contact the board by the Monday before that meeting and we will move that meeting to a new location. If we do not have anyone respond that they would like to attend any particular meeting it will not be moved. If for some reason the meeting can't be held on the dates listed below all owners will be contacted by the board with a new date.

Per the covenants we have to give a 3 week notice for any voting by the property owners We sent out an email earlier with the changes and it will also be coming to you by mail per the covenants. You will NOT vote on the email or the paper work you receive in the next week. The Board will then by mail send out the same covenants and will explain what you have to do. We will also tell you that this is that paper work that needs to be sent in. This might sound confusing but per our covenants this is what needs to happen. To simplify all of this below is the order you will receive this information.
1) email was sent out. DO NOT VOTE
2) you will receive mail from the board in the next week with information. DO NOT VOTE OR SEND BACK
2) You will receive another letter at the very end or March or the first week in April. THAT IS WHEN YOU VOTE AND SEND IT IN. We will give you all the information you need in that letter.

Fish Stocking
Hello Lakewood Estates property owners,
We have been asked when we stock the lakes that some owners are interested in having fish delivered for their own personal ponds. If those who are interested contact the board and we will be happy to send you the list of fish and the prices. We might be able to order your fish and possibly reduce your delivery charge. If we are able to order fish for you at the same time you will need to place the order with us and pay for the fish before the order is placed. As we don't know when the fish will be ordered I would advise you to contact us in the next couple weeks. If we order for spring stocking the order needs to be in the next two or three weeks.

February 24th Meeting
We'd like to thank all the property owners that came out to the meeting last night. The budget passed at last nights board meeting by a vote of 4-1. In this budget is a $125.00 assessment fee that was shown in the budget you have all previously received. This assessment will be due by July 31st 2022 anything received after that date will be considered late. Please send to the LEPOA address of 995 N Henning Road Danville, Il 61834.

Survey Update
Hello Lakewood Estates property owners,
The board has received an update on the survey . We talked with the survey company today and they have told us they will have the drawing done and handed into the title company by the end of February 2022. We have not been given an actual date when a meeting will be held with the title company but we are hoping soon. So with that information we are really close to getting this issue resolved and we can put this all behind us if it all goes well. Again, I want to make sure everyone knows that the board can only ask questions and give any information when they ask for it. The board cannot guarantee that this will or will not be approved by the title company.

For those interested in coming to next Thursday's meeting, the location for the meeting scheduled for February 17, 2022 has changed. The meeting will now be held at the Connexion Church 2915 Townway Road in Danville. It is about four miles from Lakewood. The meeting will start promptly at 6:30 pm.
